Is there anybody that wholesaling didn’t work for?
Wholesaling didn’t work out for me my first year as planned but it worked. I was consistently closing on small deals for 5 months straight and then the last 7 months of 2018 were flat lined. What is the key ingredient to consistent deal flow and getting them closed no matter the climate of the market? (I’m in NE Ohio)

@Christopher K. Anderson Jr. - I wouldn't say it didn't work out for you! 5 months of success is 100x better than most people!
There is no secret sauce unfortunately. However, if you continue to be consistant and learn from what isn't working and implement new and improved strategies, then you'll greatly increase your chances of success. I'm going to list some methods that work for me. The key is to do ALL of them, not just 1-2 of them.
1.) Networking
2.) Direct Mail
3.) FSBO calling
4.) Driving for dollars
5.) Website/SEO/Adwords
6.)Networking some more
7.) Social media
8.) Craigslist calling
9.) Cold calling
10.) REO/Bank Auctions
