Not to nit-pick the house but to connect with them somewhat on why they want to sell the house and also to subtlely plant seeds to let them know they aren't going to get a retail price for the property.

I've down this before...in my case I gave it away but you could potentially sell the above ground pool use those funds for any river sand, sod or seed that you would have to purchase to fill in the yard.
