I think @Mark Holmes is talking about the fact that despite the "low" cap rate of 5.75%, the property is bringing in 40k+ a month (emphasis on the amount of monthly cash being generated here). 

I'm glad to see you plan to heed it.For emphasis, I would repeat1) FIRE the PM company. 

My goal is to eventually have 250+ doors of passive income and steadily do small fix and flips along the way with the emphasis being on buy and hold.

I have a college degree in business with an emphasis in real estate.  

My fiancé and I are looking to purchase a SF home or ideally, a duplex in the Mid-Cities location with an emphasis in Grapevine, Bedford, Euless or Hurst in that respective order.

Real Estate where the emphasis is on "real" is of course based on the final check that clears at the close.
