We are now upon April 2024, and at the rate things have been going, still have a ways to go (finish ducting for forced hot air, insulation, sheet rock, paint, flooring, kitchens, bathrooms, finishes, and anything I am missing to bring the units to whole).

And while I have an eye for design, I can also keep costs for finishes and other materials under control.

Unfortunately, the registration system wasn’t quite finished, and we didn’t feel comfortable launching it before having a chance to test it internally.

@Amy Lemaistre Homes in the Augusta market can move fast depending on the price point, location, and finishes. 

This is how true wealth is attained.

It will unfortunately not be attainable in the Columbus market.

The appraisers I've seen at work always measure the exterior of the finished building, i.e. the outside of the stucco or brick...Maybe someone else measured the interior rooms as @Chris Seveney said, and now you have 2 numbers floating around.It actually could be in your favor if you can get the seller to use the same square footage number and apply it to the smaller SF.... :-)

Once you finish the flip, you can brrr it or sell it. 

I'm at the finish line... so I'm weighing my decisions on this loan with this lender.
