His strategy is to cruise the foreclosure lists to find junior lien holders, specifically HOA/COA foreclosures before the senior lien holder has filed for foreclosure (only works in judicial foreclosure states).

You get good enough and it is very effective.Problem with the other means (I've had 5 juniors convinced eMail/text/FB is THE way), is that you're lobbing something over the wall and hoping for a reply.I'm not discounting it as a mass mailer to get your name up, but not to drive deals.Call them and be spontaneous, you can force the issue faster and get actual replies/feedback.

Garage conversions in San Diego are considered Junior ADUs and are only legal to rent out while the owner lives in the property, while normal ADUs aren't subject to that rule.....these kind of area specific rules might be the difference between making and losing money so you need to know your specific areas rules.

Here's what I (think I) know:- Wrap mortgages include the terms of the original mortgage in them- They are designed to "wrap around" the existing mortgage terms, and add some new ones- Investors often use them to arbitrage payments between underlying mortgage and what is owed to themHere's what I don't get- A wrap is consider a junior lien yet is not considered a 2nd.
