Being brand new to REI it threw me into a tail spin as to whether this property was even worth continuing to look at, and what kind of rehab I would even want to attempt to bring the property up to "my standard", which I quickly realized I don't have fully defined.So the question is, what qualities about a property's condition are a definitive must for you to continue with an evaluation (e.g. the floors must be level) or what is your "standard"?

The list prices you have seen in the last couple of months is the tail end of the peak where likely greed has set in and folks list their homes for the maximum price thinking "someone will pay it" and realtors could be telling clients to list high as they will get max price.

Unfortunately, the bank sees my paystubs through this other company that's a temp agency and U/W throws a fit about it and denies the loan after Ive been working my tail off the last month to get them what they need, including a signed letter from my boss at Samsung stating that it is extremely likely my employment will continue for as long as I should choose.My payments currently are 931.85 and under the new loan would be 1189.xx, I receive rental income that covers that amount every month for 2 of the bedrooms, however we decided not to use that income because they could have looked at it as an investment and the terms wouldn't have been as sweet.

What mattered was commission on the HUD  plus I hate paper work... in all those years and literally 1000 transactions I got screwed only one time on commish and that was by a shirt tail relative...

IE wife passed or hubby passed .. and they just cant part with it. the other reason and I find this very common in the deep south and in the South Carolina markets I workis they simply did not handle their personal affairs correctly  IE no probate at death.. no real divorce  etc etcso title is all buggered up and cannot be fixed without major legal work that sometimes will exceed the value of the home or what they are willing to do with it.. in Charleston SC we deal with this I would say one out of five we try to buy has these lingering title issues.. lots of shirt tail relatives .. no proper action taken at the death of an owner etc etc and you simply can't clear title.

Principal Reduction & Depreciation is way down on the line when underwriting these deals... like almost the tail waging the dog or never get's look (unless its a long term hold play) but still, down the line.
