Right now, it's 11:30 pm, my hands are covered in Kilz, I'll be up at the crack of dawn tomorrow to go work s'more on my properties...I get unsolicited messages from new users who talk to me about "passive income" and I just laugh when I see them.One aspect of the cheap cash-flow rental game that we haven't talked about in this thread is selling the portfolio of small multifamily and SFR.

:) It can go on one of the "general" lighting and receptacle circuits.Modern practice would probably be to put the dishwasher (if equipped) on its own 15-amp circuit - the heater pulls a lot of juice in the dry cycle - and the DIsposall (if equipped) on its own 15-amp circuit.

Repair your dishwasher, clean carpets fix roof etc etc these are all differed maintenance items you need to address to help your property from falling into disrepair and depreciating due to wear and tear but will not "increase" your value.

I did do the grid drain (above) and move the GFCI outlet for the sink a little bit, because it didn't quite fit in the previous location and was hanging part way out of the wall.The kitchen has 1980s cabinets and countertops, but the previous owners had bought a really nice stainless oven, dishwasher, and vent hood, so I bought a stainless fridge and declared the kitchen good.
