Originally the purpose was for sensors (humidity/moisture, temperature, electrical consumption, motion), but them we started to add control features (thermostat limits, electronic lock, etc), with the ability to delegate some access to the tenants.While it doesn't increase our rent, it does make looking after our student houses easier and the "coolness" factor does seem to help with word-of-mouth marketing.

I third Dmitriy's motion, @Scott Raley, and have direct lending experience in CA with both IRA Services and also with an SD 401k.Years ago, when we first started lending from our retirement plan we used a self directed IRA at IRA Services and were completely happy with them.

I'm not to familiar with who/what else does assign contracts but I believe the Uniform Commercial Code will be able to sort out just about any contract laws you will need to know about.
