, but since I'm new to the community, I wanted to let you know what I was up to in the interest of discussion (I find these types of investments fascinating and don't know ALL about them yet, but the guys I work with are savants) and to see if anyone had some clever tactics to uncover a decent deals on messy acreage. 

Looks like you've got a messy road ahead of you.I tried to look this guy up on Google there is not much there for someone who says they have done all that they have done etc.All sizzle, no steak. this also reminds me Of Jerry Cohen and his son who and Equity builders in Chicago massive trust deed fraud was uncovered..

ALSO another thing to keep in mind:  this is only what the inspector can see on the surface-  when you have a ton of items like that that are visible just consider the things that he could not uncover with his inspection. 

I’ve had my license for a few years now, it’s been an excellent resource for uncovering deals that others often over look because their using sites with bad data.

The 1st floor tenant went on vacation, came back, found electrical usage while he was gone, got hold of the utility, and the subsequent investigation uncovered the error.

Something about a due at sale clause or something.I also uncovered some information about a land contract, but some of that stuff looked a little bit sketchy.I mean, hell, if I'm going to be arrested for something, I want it to be something cool.

Just compare how fast hot water cools in an uncovered styrafoam cup vs a covered one for proof.

Your negotiation may be eye opening to the seller and you may get him to justify lowering the price due to the risks you uncovered.
