Fix up minor imperfections and rent to multiple students.

I am looking at single family homes, student rentals or duplexes at the moment. 

Do any of you have experience in student housing?

I am brand new to residential RE investing having only bought 2 six BR single family homes set up for student housing.  

Especially since I deal with it on a daily basis in my profession.

Let a mentor-student relationship grow naturally.

I have no credit card debt or any other debt (ie car  payments, student loans etc).

What got me back in the game was 2 things...1) Mark Ferguson's book "Build a Rental Property Empire" and 2) listening to 2 different podcasts where I heard 2 people who were in my current profession resign because they were making so much money in Real Estate.I attended my first meet up this week and it was nice to speak with people with the same goals and interest in Real Estate.  

Hi, has anyone had any success in generating positive cash flow with student rentals in Hamilton/ Guelph area?

I’m currently a student and am very interested in real estate investing.
