I own a single family home in Jersey City and I rent it out.

Unfortunately, I don't know much about about Totowa or Passaic county despite living in north Jersey, so I can't tell how reasonably priced your home is. 

I used to hide my school books inside my football jersey so I wouldn't get jacked as I walked home, I had to hide my study efforts, thats what it takes, that level of commitment. 

In fact, there is a eviction ban in New York, New Jersey and Connecticut until July (CT) and who knows for the other two States. 

I've targeting the central NJ area (Edison, Hillsborough, Princeton, Manville, Somerville, etc) as well as along the Jersey Shore (seasonality creates a challenge to find something where the numbers work, but the opportunity for appreciation is good). 

In New Jersey, I rent out 1 bedroom in my 2 bed condo on Month to Month lease (oral lease).
