Unfortunately, in this industry, there are plenty of people selling “secrets” for a pretty penny, when, in reality, there are no secrets.

I am a new investor who is eager and motivated to find deals along with learning more in depth of this Real estate industry.

My plan is to move out in two years after I qualify for the possible capital gain tax exclusion so then I can either decide to keep it for 3 additional years (or maybe longer, and forgo the exclusion)and move the home into a LLC.

Industry average is 18-22% investment on marketing for a return.

The real estate industry can be complex but don't let it discourage you.

Well, have a couple of competitors that are exclusively apartments/dev land for same.Their marketing is targeted at investors along with the mailing list.However, yes, you can get bad/good brokers in the same firm. 

In my case, per house and being in the industry for more than 7 years takes me at least 30min to run a good number per house.
