Boy if this projected return IS inclusive of the gains upon sale (and I did ask the sponsor that question promptly by email), then we are talking about some very notable and disappointing cap rate compression, huh?!

I lived in there last year, and I enjoyed it a lot but the North End is still a much better environment.

I think your examples in the other replies, lower in this thread, speak to motive/intention....yours is pure and true to the pursuit of knowledge, and the one i'm complaining about is not...and their conduct/style/motive/intention creates a less than optimal environment for me to maximize the value from my time spent on BP....IMHO  

The salt environment of the cost led to rust and now these need to be replaced.  

Hi David,If it were mine, I'd call a local Sherwin-Williams store (as close to the beach as possible) and ask them what they think.Ask them if different brands of their paint perform differently in your environment/climate.Then ask them if that's just a guess or if they have a lot of customers in the time range.Keep in mind this will be for decent paint, not cheapy off brand stuff.Also, being a little more specific with the store people might help, because in some beach neighborhoods it's acceptable to let the homes go to very chalky and even peeling before painting, and in some they need to look new all the time or you will be odd man out with the dumpy house.If you are in a some sort of "Community" with a board, or rules, they might dictate how often you must repaint.Good Luck!

Any problem you have with Departments like Code Enforcement and Plans and Inspection and Environment and Historic is going to cost you time and money and patience.

Don't waste your money buying some course on LOs in this environment.

Lease Options aren't a bad idea (where they're legal), but I feel it's not really necessary in this current environment.
