I am working on a wholesale deal and need some guidance at arriving at ARV.  

Certain areas are hotter than others though but the whole area is also going up as others are looking this way since Boise has become too pricey.

We plan on purchasing 2 houses within the first month or so. 1 for us, 1 to rent out.I am also looking for a furnished, 1 or 2 bedroom, pet friendly, 1 month rental under $1000 for when we first arrive. 

Nothing is going to beat pulling comps and kicking the dirt to find threads of consistency that would allow some arrival at value.  

How did you arrive at 2% vacancy?

We have created a waiver of sorts for anyone that purchases sight unseen for our protection though because we have had clients unhappy when they arrive after closing.

This would just be overly confusing and create a steeper barrier to entry for new guests (having to learn what all those things mean) which is exactly the opposite of what Airbnb wants.Superhost is just a simple binary designation to show the host is neither a complete screw-up nor someone really new that's not going to know how to get you your door code when you arrive. 

Once I arrived, I realized it's one long beach from the causeway down past Nags Head.

I had to call literally 5 times the day before I arrived there.
