I will wall off the extra entrance door as well as the current doorway to the bedroom (which will become a closet, accessed via a doorway in the bedroom along the "moved" interior wall).I'm also considering replacing the fridge with a smaller unit that would fit between the kitchen counter and the window, or between the window and the bathroom wall.

Anyways, my point is that I like to provide high quality dwellings and furnishing/appliances but I remove anything I can that will potentially be a headache or break...i.e. nice big stainless fridges but without ice makers in the door.

You're not getting normal homeowners insurance, which you might have calculated for 250.yes the roof is not your responsibility, but repairing the fridge or having the disposal replaced is totally on you. replacing appliances is also on you when they finally die. lights, faucets, toilets, flooring, ceiling fans all have a finite lifespan.

If you are asking $1,000 a month with no fridge, washer, or dryer and the competition is asking $1,050 with those appliances included, the renter will go with your competitor.I always provide fridge and stove.

Basement is fully finish with tiles and a new kitchen, all baths are renovated with new tiles,It needs a new kitchen since its outdated but they have new appliances except the fridge, all hard wood floor in good condition, high attic with enough space to make a medium size room, the outside is in perfect condition with 2 garages in the back with a nice size backyard all paved, new Boiler, WH, HVAC, Roof ( 2 years old), all new pluming, and the house is paid off.Ok so she's asking 285K which is below market value its in a VERY GOOD neighborhood in Elizabeth, New Jersey called ELMORA HILLS.Its gonna cost me about 20k to rehab it and the ARV is 400K.
