Today they disabled my Opcity account which doesn't bother me at all since I already consider this company an indecent company short of professional ethics.   

Outpace their work ethic?

I just don't know how to legally/ethically communicate this to a buyer.

I'm willing to do pretty much anything that is ethical.

We will not be wholesalers unless we can be ethical and of value. 

When you're referring to the "realtor thing", I'm assuming you mean adherence to the Realtor code of ethics.  

Some say it is legal to market without but most Realtor Associations Ethics Standards appear to require disclosure on "first contact" but does direct marketing fit that definition?

And, there are plenty of really solid, ethical wholesalers.There is a ton to learn, and it can get really complicated.  

The purpose for this rule is to provide a consumer with direct access to a broker or manager without the necessity of first contact the agent.Additionally, both Maryland law and the National Association of REALTORS® (NAR) Code of Ethics prohibit licensees and REALTORS® from advertising in a misleading or untruthful manner.

However I am unsure whether the recommendations are ethical or not.
