Is there a major employer in the area? 

He should be able to prove stable employment, a Landlord reference, credit, etc.

A few come to mind already, but do any of you employ your own kids to work for your LLC? 

I am employed but have a desire to replace my income with rental income to fund my (hopefully early) retirement within 10-15 years. 

Hey BP community,I know that the 203K FHA loan has been recommended several times for those that are just starting out with their first home (and possibly for those that are still in college and don't have the employment track record that they look for when qualifying) but I just wanted to know if there were any other loans out there that are comparable to this loan and what the differences would be.

My hometown has a population of 35,000 with its own major employers and own unique economy. 

We are also preparing to be self employed (Realtor and PM), which will cause a new level of complications.  

In the event that you employ an expert to do your business imposes, that is deductible as well.

It will certainly solve their housing problem - with many fewer jobs, many people will be forced to leave to find employment. 

I plan to rollover from my employer's 401k to one of the above.
