if they are a grower don't forget to make sure they pay for electric. also make sure the security of the building is tip top. 

It's led me to discover home monitoring systems like Eyedro (for electricity) and Flo (for water), where apparently you can track usage and figure out the consumption for a separate unit like a mother-in-law suite.

Can I use that warranty for the repairs/renovations of electrical, plumbing, and hvac repairs needed?

Today I went to a property that will be gutted by volunteers but needs new electric.

I've seen a handful of bank or HUD owned properties where they had winterized by turning off the water and the electricity.

Well I did get a new job as a Project Manager for an Electrical Contractor in the Twin Cities on January, 7 2019, and that layoff was a wake up call. 

These units rent for 450 + gas & electric and pet fees.The former landlord mostly rented to students. and would just leave units vacant until he could get one.

So I would replace plumbing and electrical while I have the walls open if I plan to hold long term (which is what I do).
