I'm a local guy who grew up here and a half duplex where I live is between 500-650k. 

Purchase price: $1,150,000 Cash invested: $300,000 Sale price: $1,628,000 Built in 1890, this Old Victorian was converted into a duplex in the 70's by a talented architect who made some unique and extraordinary custom design choices (read vaulted skylights) that made this property truly one of a kind.

You would be better off doing a house hack with a duplex or 4 plex.

I have 2 rental properties on Long Island, NY and they're both located in the same town.Property #1-Legal 2-family duplex (2 units)-Does not need to be owner-occupied since it’s a legal 2-family-Has active rental permit with the townProperty #2-Single family house w/accessory apartment (2 units + illegal basement apartment)-I live in the upstairs unit-Needs to be owner-occupied in order to get rental permit for the 2nd unit since it’s not a legal 2-family-No scenario where the basement apartment will ever be legalMy family has been renting this house without a rental permit for several decades without any issue.

I have a duplex in Lehigh Valley Pennsylvania which currently cash flows 800-900 a month.

Everybody thinks they understand real estate, after all its just walls and a roof?  

@Jethro Stoltzfus I was able to pay off my primary which is a house hack duplex thanks to the sale of a business.

I'm a realtor in the Indianapolis market and work with new investors who look for duplexes and single-family homes with ADUs.

Mike- I see a lot of properties available in Hagerstown (duplexes) that appear to provide decent cash flow.
