I would also recommend that you find the realtor in your desired segment who has specific analytical capability with up-to-date market data. 

Rosewood, the most desirable area near the campus, is red hot!  

Where a brokers opinion may work is if the property isn't very desirable and has been sitting for a bit.

Experienced RE investors purchasing RE that I could not make my desired profit but because of their greater experience in rehabs (own teams) they can rehab a lot cheaper than I can.

Everybody wants a piece of the "American Dream", altho there is some controversy over the how and why that became such a Universally Desired Goal.

I don’t think you will have any issues renting the condo for that amount and Palm Harbor is still a desirable place to live.  

Yard/lot..is this a desirable lot or a not so good lot?

It's unclear to me if your 'ask' is more about buying in (equity stake) in the project or gaining experience.Would be helpful if you can opine.Even if you have desire/ANY experience, I bet you'd be able to help with development. 

@Jennifer Marshall I know you are down in the San Marcos/Austin/San Antonio area but in DFW you can get the lower end (read as less desirable colors) granite at about $28/sq ft installed.
