The other thing you can do is you can have the material delivered to the site, or you can get it carried to the site or you can cure it to the site.

And, the tenant needs to cure it or be evicted. 

I hope you'll send a Notice To Quit/Cure for the non-payment of rent; it's the first step in the eviction process - and the step you may have to take if they fail to move out per your notice.  

It would be their best interest to make the property available for showing on a moment's notice and actively participate in finding you an acceptable tenant.I recommend having a serious conversation with them about the liability facing them for breaking the lease and the expectations for curing it.

Forget the cure or quit just send a notice of non renewal giving them the required amount of time and move on with a better tenant.  

It's fraud, you know it's fraud, even the legit prescriptions are more likely to coddle than cure, but it's the law and we have to abide by it.
