How to Evict some one who is renting a garage for Storage?

I am renting a garage to a tenant that has breached the month-to-month lease. 

How do I evict them? Can I send a letter of intent? And if they refuse what do I do then?


Can I padlock the garage and keep them out until they agree to remove items?
