What would be a good place to start analyzing properties long distance, and does anyone help locating properties and speaking with motivated sellers to identity potential deals for them?

Hey Emily -Sometimes landlords choose to make the qualification bar lower for subtenants since the original tenant is still on the hook financially, but at a minimum you should make sure the subtenant has a background check and a verified identity. 

In many states you can hide your identity and address in the trust.

I can charge more with clean sustainable housing over identical older units across the street.

Ok, on to the question:Thankfully I've never had my identity stolen, but it seems to be very common and a huge headache--especially if you depend on your credit integrity frequently to fund deals!
