I did manage to refi into a doctor loan to get rid of the mortgage insurance that comes with the 203k. 

Landlords are not held to the standard of doctors or lawyers, the information they have is not  in any way privileged.

Working with investors is a niche just like working with doctors, relocation companies, military, new construction, etc.

I think the overall consensus should be that your asset class should directly relate to the strategy you've decided to take on your portfolio, are you a doctor that owns a few buildings, or are you an acquisitions manager for a private equity firm? 

So that could be another option.I don't know if PAs qualify, but there are also Doctor Loans, which are 0% down (or low down payment) that are offered based on potential future earnings for those in high income jobs and not based on passed credit history.If you find a good enough deal then the money will come.

In some we could be uber successful doctors, RE moguls ect, in others we could fall prey at addiction, tragedy, untimely death and not have any success.

Doctors visits and co pays and some travel, plus time off work are all costly I also was in a different situation living with someone else and scraping by to pay bills.
