I can tell you what is happening on the other side of the fence...Just spoke to investor client of mine in MA...called me in a tizzy, frantic about being foreclosed on by New Century...when he has never made a late payment (they are returning his checks and trying to liquidate)...I'm not saying this will happen to everyone, but consider this to be the worst case scenario...Regards,Scott Miller

We have an 'A' house and a 'B'All 'A' and all 'B' have the same materials, paint scheme etc respectively.The only thing we tweak is usually crown moulding or not and sometimes shades of the flooring and baseboard, dependent if it's a more traditional style home or a mid-century type.We do so many so fast that it just makes things much more seamless.

Cities in Europe and Asia have been going through that stuff for centuries, over and over again.The real difference between the two cites are 1) KC metro is a massive circle - many people do not know that KCMO is the largest city in the US, in terms of acreage, and KCMO is only one city in the massive metro area.

@Andrew Jones,My view is a bit different.The courses you listed are all focused on the transaction since that is where the broker functions in a deal.Most of real estate investing (in the States, at least) centers on treating the subject property as an investment in a business context.I took and passed the Century-21 course for an Illinois agent's license (before they all became knows as "brokers"), but never sat for the test for the state license.
