Have a term in your lease about quiet hours which would be between 10:00 pm to 8:00 am. 

How about we agree to end the lease at the end of the month and if you're out by then and haven't left any damage we'll give you back your security deposit and just terminate the lease at that point". 

Here, undertaking a renovation of such magnitude that a unit, or the entire building, need be vacated is one condition whereby a landlord is permitted to terminate an existing lease.

Can you please cite a federal law where a landlord is allowed to terminate a deploying tenant's lease?  

There should be some terms in your legal agreement to terminate the lease agreement.

I don't know much about wholesaling, but if you search that term in the forums you'll find a lot of people getting started that way with little or no cash. 

The tenant finally realized the phone lines are behind some wall plate blanks so they just need to terminate to RJ11 jacks and all is well.

It is my understanding that it will terminate your title insurance policy. 

I will have to print this out and go there and maybe move it little further from the stove but encourage them to keep battery in.

I assume it would be ok to request this tenant for proof of his lay-off - in terms of a termination letter or correspondence, before I OK his lease termination ?
