makes no sense to sell early in my opinion- sweet spot is 8-10 years when cash flow wipes out ltv leverage, the whole time still maintaining usage and tax advantages. if your looking for that big payday on a quick then sell if you are a balanced long term investor stay in, milk it and 8-9 years dump it to maximize tax implications and sell and reinvest in another.Personally, my kids will end up dealing with our portfolio because we wont end up selling.we have 20 and sold one and regretted ever since.

If there is a lot left, then stop making as much and pouring as much....trust me this sounds silly, but I was able to cut out a lot of soda and milk from the budget.

I just got my first 3 fam in the Everett area, and I can tell you with your savings, you could technically afford a house like that if you would go down the FHA path, but you would be skim on reserves in the bank which would be worrisome.

Texas also clarified their wholesaling laws  this is coming to other states as well as the harm to the sellers becomes public knowledge  NOT all of course but we all know the transactions that are a stain on the industry by wholesalers that cant perform or do perform and skim equity.
