I'd tell them that I need to sell and ask if they would agree to convert to a month to month, and I would reduce their rent by an attractive amount to make it worth their while.If they agree, all you need to do is to sign an addendum that says the lease is being converted to a month to month, with the same terms, except the rent is now $XXX and either tenant or landlord can give a30 day notice to vacate.As with any contract, you really should consult with your own lawyer.It's a lot easier to sell a vacant house, so if they decide to move out, make it easy for them to go.

"Replacing some siding" is very subjective, and can't really be bid over the phone, where "Replacing all the siding and wrap on the entire house with xxx sqft of surface area" is complete enough for a ballpark.When it comes to repairs, it can be very difficult to bid things without seeing them, so keep that in mind when calling contractors.

Call every for rent listing that you like, tell them you have $X,XXX to put down if they would be willing to rent to you and then sell you the house in X of years.If not, find your local REIA group (in person, or FB groups) and ask who does Lease Options.You can also try calling local realtors/property managers, as some investors will list them.
