The area and houses around just looks more run down and cheap. 

The only other thing I would say is be careful of extremely cheap D class neighborhoods/properties.

Even if he is cheap, you will likely never want to work with him again.

It's still been a win for many of them buying them so cheap.

Some of them sell at retail price or above, invest in suspect areas, and cheap on the rehab.  

I could have located on the North Side far more cheaply, but it looked cheap and was once a housing project.Look for amenities that other rentals can't offer. 

I purchase homes to flip and cheap (5-40K) rentals all through Savannah, Pooler, Port Wentworth and the Islands.

Craigslist (cheap and quick, but can be hard in some markets)PPC (not cheap, quick... but you have to really have a high performing website + your campaigns dialed in.

I believe they are Lowes in house brand.I use the same lights in 21.65 inch, item #0442144 with 2400 lumens in my garage and back patio.The line is dimmable and great with a LED compatible dimmer switch.They are fairly cheap in my opinion, especially if you're replacing the fixture anyways, and considering longevity of LEDs.

I would recommend you not cheap out in this one and pay a professional.
