HUD'S system is automated.

You have to be willing to automate everything and able to find and keep good businesses to partner with (PM, Bookkeeping, CPA, Attorney etc...)  

That fee includes everything such as private database, real time water logging, Verizon cellular monthly service (we pay this so you do not have to have internet in the property) and the automated monthly water billing that goes direct to the tenant.

It may be so automated that the things they mention don't even specifically apply to your house. 

@Chris Clothier I agree and was also going to point out that one of the biggest TK providers on this site-you - are never found advertising, rather you provide solid and valuable advice instead which in turn, likely brings you the business.We are working on finding some automated ways to both deal with and educate users and hopefully that will help.

I don't have enough rentals at this point to justify a assistant and want to make it all as efficient and automated as possible, so when the time comes to hire, the potential workload would be minimal.

Getting ready to generate some direct mail campaigns and have been wracking my brain trying to figure out how to automate/make this work.

There are other options as well out there which can help bring a certain level of automation to your rental process.

If you just want someone to do what evolve does for 13%, there are other options out there to automate and/or have a receptionist handle your bookings for 6%.
