How do you manage leads?

this is a good problem to have, but it's becoming more and more of a headache.

With rental applicants I started off doing a traditional online application using a vendor who offered upsells for nationwide background checks and so on. Their application form was good, but not perfect, so I decided to go to the next step and try google forms. The customization offered was much better, as I can set it up to take multiple tenants on one app as a part of a household, rather than multiple apps for the same group. 

This has helped ,  but now I'm to a point where I simply can't keep things straight. I logged in tonight and had nearly a dozen new applications  , on top of another 30 I had been sent this past week, 40 messages and 50 or so phone calls. Most of what I've been doing goes into a spreadsheet, but now it's all getting more out of hand.

So, what I'm looking for is a useful contact management and lead system so I can quickly ,  or at least somewhat quickly go through and organize all these leads and contacts and maybe followup via text or email from all one platform rather than piece meal. I don't have enough rentals at this point to justify a assistant and want to make it all as efficient and automated as possible, so when the time comes to hire, the potential workload would be minimal.
