Its hard for me to adapt to the healthy market price for a house. 

Some people are so far removed from these neighborhoods its hard to adapt, but  most of the people in my sub30k mastermind community come from these neighborhoods like I did, are very comfortable in these neighborhoods, and are making new york city work just fine for them.

Businesses - even rental property ownership - succeed by adapting to their customers.

If you opt to buy in an HOA you will probably need to be adaptable (shifting from rent by room to whole house rental or mid-term rentals). 

If it’s beyond my scope, as confident as I am in my ability to lear and adapt, real estate is a good teacher but a poor master.
