Glad I didn't because it was already a very big undertaking working on my 1st investment, learned a ton though! 

All the books and websites and blogs just seem to gloss over it like it's no big deal, when in reality it's make or break for a LOT of real estate related undertakings, and the ONLY way to figure it out... is to do it.

However, a positive in addition to this is that I am also undertaking management of some friend's units with the new PM LLC.

Seeing as this property isn't rent ready it will also require about 20-30K to fix it up (substantial) so it'd be an undertaking to get it ready.So all in all I am comfortable with the numbers I can receive from both potential properties but my concern lies more with the location.

I don't include rent increases in the graphic, because that varies by landlord.

However, with house prices going way up recently (see graphic below), that is now not often the case anymore, as rent prices have not kept apace with home purchasing prices. 

While you may not need all these people upfront, it’s good to have a few reliable numbers to call.Real estate investment can be an undertaking; however, when done properly, you can build a successful nest egg.

Having "one of the greenest property investment businesses in the industry" though, is going to be quite the undertaking.
