My roots are from the northwestern part of Denver (Arvada, Westminster, Broomfield) so I am much more familiar with these areas.

You'll have to determine the root problem to know if will happen again and you're right - I wouldn't just fix it and hope it doesn't happen again.I know this happens with all types of basements, especially on older houses.  

They are also responsible for all damage, caused  buy others, due to the tenants own activities such as disputes with others.Any time a tenant is associated with the root cause they are responsible.

Otherwise, the market is not your problem, don't blame it (not that the market cares if you do) ... find out what the root of your problem(s) is/are and attack the problem at its root.

You would think common sense would have prevented some of the crazy DIY remodels but then if that were the case HGTV would not be such a blockbuster network.The root problem will determine the best route to leveling the floors.

Another way to root out scammers is that they are too fly-by-night, cheap, or both, to pay for an email address that uses their web address in it; so they typically have gmail addresses.  

But you should figure out where this fear is rooted and address it.
