I am eyeing up a property I want to buy that costs much more than usual so my plan was to use a hard money loan to purchase, and rehab it with my own money, then sell. 

Unfortunately, my experience has also been they Sec 8 tenants have generally been rougher on property. 

Getting an appraiser out there in the property is always best while the property is vacant. 

It seems like a great idea to get your license and use it to invest into real estate, but without the property mentorship and guidance you could find yourself saving 2-3% on commissions, but ending up with a much more expensive headache. 

Hello, it is really time consuming for me to analyze each property by manually entering its data to calculate the return.

I'm a new property manager, have been hosting my own house on Air BNB for just over a year.  

But a really good property, for what you can afford, in a good location like Charleston and wait. 

I have been an investor for over a decade and helping other investors (many OOS) buy and sell investment properties here in the Dallas/Ft.

My short term goal(s) in the next few years are to have 4-5 properties (long term), as well as a multi family home.

I realized I have deep experience as a renter... across multiple markets, city councils, market classes, and building types (I'll list below) over 3 decades and 9 properties.
