We ended up moving to Uptown for now (a little easier of a transition from NYC).

I do want to transition into multi families and specialize in them eventually, but I'm wondering if it would be better to do another SFH prior to establish some kind of track record.  

There is a wide range of different customer profiles for each area you listed.If I was in health care, I would try to find pockets near hospitals where there are more like minded people wanting to be close or within transit of the medical centers.    

I am trying to sell as a wholesaler (to start) but eventually would also consider buying as a transition into buy and hold, flipping etc.

My plan is to sort of start that transition by making my unit nicer and then start on the upper unit once I am done renting it out. 

Are you willing to look at something more transitional, maybe needing some work?
