@Glen Hark, i think now they have the slate finish or a couple of other SS finishes which emulate brushed nickel texture. and yes, your biggest enemy is dents, then a scratch pad (just try to get after tenants that scratch your SS appliance, since it's still functional....)a different approach could be: check your market what is used, then step it on one notch in wow-features (kitchen and baths sells/rent homes; you have to wow the lady/head of the family)-edit: also Memorial Day is close so maybe you can get less than $400....

The walls have been textured so I'm not sure how a semigloss would look.

The only problem I have with it is that it doesn't work well when you have much texture on the ceiling.Also, when I am finished painting for the day and I will be painting with the same color again soon, I put the brush and roller in a plastic grocery bag and get as much air out as I can, twisting the bag on itself and tucking the end under the roller to hold it until I'm ready to use it again.

I am wanting to take out the old tub in the bathroom and put in one of those walk in tubs with the jets so she can get in and out easily.Just knowing that I am making her life easier in the golden years after all she has sacrificed for me over the years makes me very happy.

What substrates will have to be modified in order to make things blend, floors, sheetrock, textures etc.

They dry walled it, textured it, ran electrical, painted and installed carpet.

Flat painted / textured ceilings get Original Kilz Oil since they can't be scrubbed easily.

Take this for honest feedback and not kicking you while you're down -If estimating accurately was as easy as simple (sqft * $$) you'd rarely see a contractor go out of business and investors would all fly on private jets to eat lunch in Tokyo, dinner in Paris and breakfast in New York.
