I know lots of people use percentages to calculate expenses like capx, but it doesn't make sense to me.A 1000sqft home in different neighborhoods could have vastly different rents and property values but very similar capx values.In my spreadsheet, which may not be perfect either, I have a list of the total amount of items [like fridge, roof, carpet, etc] that have replacement cost and average life span.

I'd enjoy answering this question and including a scan of a purchase closing statement, a mortgage payoff letter/warranty deed returned from a county Recorder's office, and even a 2nd closing statement from the sale of the same property, all spanning 20 or so years.

I have twice applied with them in the span of a year and twice been rejected for 'insufficient tradelines'.

So much can happen unnoticed in that time span.

Since we live in a climate where it can get cold, the furnace is important.The roof shingles have a 24 year life span which is up next year.Thanks for your input!

You'll do well in the long run, but don't count on making crazy profits on appreciation in a 2-year span.
