I also go through the entire home (inside and outside cabinets, walls (stair wells especially, since these get damaged at move in/out) front and back yard, everything) and take up to 200 high resolution photos of every inch of the property (make sure each picture has the date and time stamp on it).

In either option, the agreement should spell out all duties, responsibilities, and resolutions for all kinds of issues that can occur (death, divorce, buy out options, who funds what when and how, who does what work, how hires who, etc.In the choice of the entity, you should consult your RE attorney or CPA for the best structure for both of you.

The town suffered mightily from the late 80's S&L meltdown that resulted in the Resolution trust purchases and it's sort of sick/funny to see the same properties in foreclosure.
