I don't wish to promote any bank on here but know many (including in California) where you can establish a foreign LLC account (and do so completely remotely if you choose to) .

I just got my E-4 promotion not too long ago so I have to work on getting E-5 for a while.

The listing agent and owner had it off market promoting it as a Cana opportunity, but they did not do their DD pre-listing.

In order to promote the tenants ability to quiet enjoyment of the premises you can put simple rules and regulations in place.

So far example, rather than giving the sponsor a 20% promote for anything above a 12% IRR, they'd receive a 20% promote for every year they exceed a 12% return on equity, then receive 20% on the backend in excess of whatever return brings the cash flows above 12% IRR. 

I'm still getting my operating agreement together, but the general structure will be an LLC of which I will be the managing member/ sponsor, receive an asset management fee/ acquisition fee, and a promote based on the performance of the asset.
