Investment Info:

Large multi-family (5+ units) other investment.

Cash invested: $20,000

Three rental units acquired through rental arbitrage used for Airbnbs right in Tempe AZ’s down town area

How did you find this deal and how did you negotiate it?

Called properties on apartments.com and negotiated lease terms to allow subletting. Sent LOIs that property managers signed to show agreement with subletting.

How did you finance this deal?

We used our own funds.

How did you add value to the deal?

Promotional bookings

What was the outcome?

Fully booked months

Lessons learned? Challenges?

Using our own money, we won’t do again and fully vetting property managers is lessons learned.
