To answer your questions, the first look site is easy to navigate but you must have all of your documents ready to upload at the time the offer is made.

It seems like trying to navigate the labyrinth of banking options/rules requires a finance degree.Good luck.

@Benjamin Cowles most wholesalers will look for properties with equity because short sales can take a long time and lenders may have different criteria to navigate making it complicated.

Our attorney is Jeff Ehrlich (he has a Court St office), and we loved how he navigated us through BS versus the norm.

It's so hard when starting out to navigate through foreclosure auctions, wholesalers, and other non traditional means but the mls is a tough place to find deals at the moment.  

However, the fact that you're thinking about this really puts you ahead of the game and if you're thinking this way you probably have a good head on your shoulders and will be able to navigate through life pretty well.
