That being said I have found that househacking is the easiest barrier to entry and usually the best way to get started as you get real estate investing experience and a roof over your head.

Rents are through the roof also.

The property must of had some leak.. right now on the floor is a sound deadeding underlinement, that seems moist..

I was wondering what other Kentucky investors are paying for roofing work:  shingles, roll, TPO, etc?  

What if there is a storm and the roof needs to be replaced and someone needs to pay the deductible?

If it's livable and qualifies for loans you could probably do a 3-5% DP and afford a new roof.

I can see a roof in real time, get an appraisal in three seconds, title in five minutes...

Flat roofs, old roof age, old electrical, cast iron plumbing and non impact openings will mean much higher premiums. 

If you spend every dime earned each month, you will eventually find yourself in a bind when the roof needs to be replaced or a tenant trashes the property and leaves you with a $10,000 loss.
