I did briefly consider a self direct IRA LLC to circumvent that issue but it just brought on a whole host of other issues.

Start with the person who is hosting the REIA and ask them who the big players in the room are.  

I also hosted webinars for sellers and ran Facebook Ads to those funnels.

There are people who travel that will be park hosts for the summer just for their space rent.

Properties which come with this certificate, are hard to find and they are very expensive.If you are plan on managing the STR yourself, and you are not spliting the revenue with a co-host, i think you can do fine.
