James, just to chime in and add to the great responses you've received so far:I think the definition of the term "commutable" will change given the environment we are in now. 

My only thought so far is flying to the cities I plan to buy in and living there for 2-4 weeks.I know this isn't the ideal environment to be flying in and there are certain restrictions to my benefits.

However, with the uncertain investment environment, we find ourselves in, the risk premium will be a lot different. 

Current environment banking/banks seem to be changing lending requirements hourly :)  But if you're serious, I'd take the time to call at least one banker.

Obviously there are going be be major changes and challenges in office and retail especially in urban environments.

I know there are drawbacks but it is a reliable income source especially in this post COVID environment. 

We have certain dress codes they must follow in order to keep the environment professional.

There is an environment or there are people around you that you believe you will lose if you are successful.

I am more than a little concerned in todays environment that hard money lenders will call their notes quicker than usual.
