You can likely get your mom's property on favorable terms that you may not find anywhere else, that's also a big potential benefit.As David Greene has shown, investing out of state can be done safely, profitably and sustainably.  

Ok so I am new to investing and extremely green in the idea of investing in realistate.

I highly recommend David Greene's book Long Distance Real Estate Investing. 

I am green when it comes to real estate investing. 

Fortunately for us, green card holders, foreigners married to US citizens and more are not defined by the IRS as non resident aliens. 

I just bought David Greene's book on long distance RE investing because I know that the midwest holds a lot of opportunity as far as minimal market fluctuations and cheaper properties.
