I am new to the investor side of real estate, I have been a realtor and flipper years ago.As I am doing research, I have watched countless webinars of everyone claiming to have the best system or the newest thing, with great promises of thousands of dollars and early retirement.Are there any that are worth it and actually work, or are they all blowing smoke?

Real Estate Agent from BaltimoreI hope it will turn for the better, I own many houses and commercial buildings, in Baltimore, There is no leadership here, these politicians condone not paying rent, they will not let you legally evict tenants for non-payment or will they let you evict squatters, smoking pot on the streets is OK according to AG, can't open my Nightclub or other walk in businesses.I have always been positive and enthusiastic about this town and investing, but the liberals in charge have beaten me down, never felt so negative!

Usually that 'special deal' is marketing smoke and mirrors (I can do a loan for anyone otherwise basically qualified with 3% down and no PMI, but there will certainly be a "gotcha," etc, regardless of if you have M.D. after your name - but that's not good marketing copy is it?)
