This is my first time working with a sub-par contractor.I had a roof replaced recently (shingles and boards). 

I've never had them check permits.Just be thankful they're not asking for: a licensed plumbing contractor to certify your exterior irrigation system, a third appraisal, a 2 year roof certification after the home inspector takes a picture of a couple missing shingles.

I did the same thing when I first started out because, although I could see how much things like shingles cost, I had no idea what it cost to have them installed.

She is a flooring contractor. 4 roof shingles need replacing, I don't know about insulation that has gotten wet.

I was furious that he would waste my time like that.I have no idea how old the roof is, but the current shingles are pretty brittle.

Not just damage of a tenant nature, but safety and repair issues not related to damage such as leaky faucets, damaged shingles or siding, etc.

Shingles look damaged and roof looks to be sagging in some areas.
