.,  when you research the HOA for a potential condo investment, do you just contact them by phone, tell them you're considering buying a unit in their complex, and ask them 1) to confirm what their monthly fee is 2) if rentals are allowed 3) to email you their condo docs 4) what their reserves are, and 5) if any assessments are coming up?

The condo complex has a high number of renters in it which makes it hard to finance with small down payment, so the buyer would either need to be all cash or significant down payment.So does anyone here have advice on how I can find a realtor in my local area who is experienced representing fixer uppers and maybe has a rolodex of cash buyers they can call? 

Complexities aside, allowing an agent to represent you as well as the other side is like having an attorney represent both husband and wife in a divorce.  

The fact that we have a complex makes it more appealing.

The use of an experienced qualified intermediary can significantly reduce the complexity of an exchange by assuring the proper execution of required documentation. 

Full disclosure: I'm already under contract for this deal, but since it's my first deal I want to get some feedback even though I'm going to be going through with it regardless.I'm buying 2 condos in the same complex as a package deal for 140K.

There is a large apartment complex next door that has shown interest in the past.

 Pools in rentals  (other than large complexes) don't work,, either sell the property, or remove the pool

Bottom line: LOTS of complexity to work through, better to get good help if your serious about taking this process on yourself.Thanks, Scott Choppin
