The problem is that I found out, after I  had already filled out the mortgage application (for conventional loan), the bank wants to add my partner as a co-borrower since I don't have the funds, which is going to be a deal-breaker.  

Particularly when remodeling a kitchen....new Code requires 8 (or more) separate circuits.

They then are more likely to bring in their own portable heaters, which carry greater risk of fire and/or can overload the electrical circuit.

Being in Florida I offer a ceiling fan in every room.As I turn over a property the first time I would verify every breaker every circuit and pretty much open all the switch boxes and junction boxes to give me an idea of the state of the electrical wiring. 

What are your deal-breakers when selecting someone to work with and why?

It's not a deal breaker for me.

Kitchens require dedicated circuits for all the appliances.

The banks are going to take into account DTI which is a big deal breaker, especially when owning multiple properties.

Take-outs are as important as it gets and deal breakers for many sophisticated LPs.
